 Surrounding Context

Surrounding Context

There are only two places where the street frontage could be strengthened visually. The first place is the actual gatehouse entrances into the site. The second is the corner edges of the main building facade. The design proposed to emphasis the effect on these two areas.  

The concept for the gatehouse was adopted from one of the earlier proposed schemes. The concept is to express the

East and north of the main trunk road distance:
The development project is about X meters from the main north and east major thoroughfares and needs to pass through residential buildings and shopping malls.

Pedestrians need to go through some distance to reach the landmarks hidden above the junction of the main and secondary roads.
Surrounded by residential groups landscape blocked:
Project location is mainly surrounded by high-rise residential projects around, especially by the R & F Ocean Plaza L-shaped distribution to cover North face to the east of the visual channel, as R & F Ocean Plaza high-rise residential building is built above the mall, only between houses of the visual channel to direct access to the project, and the bottom visual channel obstructed by shopping malls, together with the main thoroughfare more difficult to attract attention. In addition to R & F Ocean Plaza, the project location to some extent also by the Ned residence in the northwest, West south of the R & F Marine International following the residential projects in the southeast blocked view, only the south side of the main road near the landscape is open south Main Road landscape open slightly advantage:
The southern main trunk surface of the open plots, opened from the actual landscape as shown below, but located in the middle of the main road and not the main road junction.

Illustrative Masterplan

The original masterplan of the building blocks by the LDI has been maximised in terms of building footprint and vehicular access/ loading & unloading bays. The total leasable warehouse space is approxiamtely 70,000sqm. There are 16 warehouse units with eight on each levels over two storeys. Each two units four over two storeys shares one building service core each along with leasable office spaces over four storeys. Each warehouse unit is approximately 10 metres high and 4000-5000 sqm each. The east block and the west block is almost exactly identical except the east block has two extra additional mass protruding from the main block. Vehicular circulations used up almost the entirety of the remaining open space. In the contextual reality, almost the entire length of the building is hidden behind other buildings and fences of vacant site in adjacent. The design task is to create a visual identity in the area with minimal pedestrian and vehicular traffic with the only remaining 110m street frontage.

The east block and the west block is almost exactly identical except the east block has two extra additional mass protruding from the main block. Vehicular circulations used up almost the entirety of the remaining open space. In the contextual reality, almost the entire length of the building is hidden behind other buildings and fences of vacant site in adjacent. The design task is to create a visual identity in the area with minimal pedestrian and vehicular traffic with the only remaining 110m street frontage.

In the contextual reality, almost the entire length of the building is hidden behind other buildings and fences of vacant site in adjacent. The design task is to create a visual identity in the area with minimal pedestrian and vehicular traffic with the only remaining 110m street frontage.The street frontage is also covered by a thick linage of existing trees and foliage vegetation, therefore only the actual entrances of the site gives only glimpse of the building. The second issue is the vehicular ramp for trucks to access the loading and unloading bay on the second level of the project. The vehicular ramp becomes an visual obstacle to the street frontage of the main building facade. The design approach is to create an multi-layered edge to maximize the visual impact on the street frontage.
